She helped move the community from the 4th best-selling community in the U.S. to the #1 best-selling community in the U.S. for all ages. During Monaca's tenure, sales increased by more than 230% and LWR became a model for other communities
for its amazing lifestyle program.

At this high-end, luxury new home community in Lakewood Ranch, our founder was responsible for a $6M clubhouse renovation, design and construction of a community park, HOA operations, the creation of a restaurant, bar, spa, tennis and pickleball complex, and a fitness center. Monaca also created the exceptional lifestyle program with new home sales increasing by more than 400% in an 18-month-period.
Monaca managed HOA operations and the lifestyle and culinary programs for this new home, 4,000-acre, agri-hood. She established the foundation of the lifestyle program, creating annual traditions such as Family Picnic and Fireworks. She founded the Junior Chef Program and other notable culinary events. Her proudest accomplishment was the Willowsford Summer Camp which was a collaborative effort of the HOA, Willowsford Farm, and Willowsford Conservancy.

Tasked with creating a lifestyle program to ramp up sales at this master-planned community, our founder designed the plan, educated the sales team, and collaborated with the marketing team to tell the lifestyle story. Only 9 months after instituting the lifestyle program, sales jumped by 63%.
Monaca was responsible for the experiential lifestyle and marketing programs for this 120,000-square-foot mixed-use town center. Leading the marketing efforts included overseeing the communication and marketing strategy in the leasing and consumer stages. Waterside Place opened with two signature events that attracted more than 14,000 people. These events ignited the leasing efforts as well as drove the much desired consumer traffic. In its first year , Waterside Place was awarded #1 Lifestyle Program by the National Association of Home Builders Sales & Marketing Council.

Monaca assisted in evolving the club to a more multigenerational membership base. Results from younger member focus groups helped establish programs such as Star Spangled Celebration and AutumnFest that were more attractive to the younger member. As such, membership sales increased.
During Monaca's time with Standard Pacific Homes, she gained experience in homebuilding project management, sales management, and construction management. Monaca oversaw the California Department of Real Estate filings, responsible for the drafting of the declaration of covenants for each community, served as board president on StanPac’s HOA boards, and negotiated legal disputes with built-out communities.
Our founder began her career in community association management. She was the new community expert as well as the construction-defect lead. She climbed the ranks to Vice President and led more than 20 managers across the San Francisco Bay Area with an account load of more than 100 community associations.
